Taxation

I went to IRB (Inland Revenue Board) or so-called in Malay, LHDN (Lembaga Hasil Dalam Negeri) this afternoon to ask for something. 

Firstly, I wanted to ask for the letter or receipt that I received this morning. It stated that I had paid RM3,000 + to someone who I didn't know via cheque. The person-in-charge at the customer service counter told me that there was mistake by indicating my name as it was the receipt of IRB for RPGT (Real Property Gains Tax), so the payer's name should be in my newly purchased house previous owner's name. 

Well, then I asked him whether I could charge the loan instalments and electricity as well as water supply as expenses in my business's income statement to reduce tax. He said I'm not allowed to do so as the premise is for my residential purpose at night. He then called his superior, who's tax agent, so-called tax expert via phone call and passed to me. The superior initially not allowed me to do so but after his discussion with his colleagues, he then said I can charge the interest portion of my loan instalments as expense, but it's just limited to 30% of it. I further need to prepare loan statement from the bank as proof. He subsequently mentioned that I can charge 30% of electricity and water supply bill as expenses too. 

Alright, I'm glad with that even though I can't charge my full loan instalment. At least, this helps to mitigate my expenses later. Let's look ahead and aim for better future.

Purchase of House 5

Well, I had received the keys of my house from the lawyer's office. They were four keys altogether, including the key for the letter box, keys of lock as well as door for main aluminium door and the other one I am not sure until now, so just treat it as secret. Therefore, I had called T.P.C. for door knobs and locks replacement. 

Aluminium door lock = RM85
Wooden door lock = RM100
Five door knobs = RM35 x 5 = RM175
Four door magnets = RM20 x 4 = RM80
Total = RM440

Why I wanted to change the aluminium door lock? This was because I had changed the key twice from T.P.C.'s key shop but they were still cannot function. This price was very cheap to me as my dad asked our neighbour from 10th floor for these things' replacement and he quoted me for over RM500. Thus, I gave the business to T.P.C. due to lower price and the price quoted already included labour charge.

I found an uncle recommended by L.M.C.'s brother for iron and awning replacement. He charged me RM1,450 but due to I was introduced by his friend, he deducted RM50 for me. My neighbour asked me to do it fast and he thought the price is cheaper than what he thought.

I ordered two KDK ceiling fans and two Panasonic ceiling fans from Shopee. The Panasonic ones arrived at my house yesterday. Hopefully the KDK ones can be reached by tomorrow.

Today, William came to my house for air conditioners' service. He told me that the air conditioners that the owner left to me were all broken in fan's motor and the model of the air conditioners were old, hence he was scared that he might not find the spare parts for me. I asked him to find and let me know by tomorrow to decide whether to replace. I asked him to take the air conditioner which I bought from him last year in my parents' house to install in my new house. He agreed. 

After William went out, the workers that my dad found to replace my house's glasses arrive. Since the glass spare parts were all rusting, hence my dad asked to replace my glass into a dark glass and change the spare parts into aluminium ones so that no more replacement in the future.

Alright, I am waiting for tomorrow as L.J.L. who is my client and electrician to come my house for whole house electric sockets, wires, dismantling of some appliances and fans installation. 

My dad said the fans can be stopping installing first, we can ask L.J.L. to instal them later after the house is painted fully. I disagree since even though we are warrantied for one year but we need to know whether there is anything missing during the delivery to claim for replacement or refund.

I am waiting for PBA too. I had complained about my water meter and licking switch on Tuesday. Since now is RMCO (Recovery Movement Control Order), the payment counters are only opened in PBA, hence I had to call them up instead. The person-in-charge said the technician will come at my house and take the form for my signature later in two days time, starting on Tuesday. However today is Thursday already and the technician is yet to come. I called PBA again this morning. Hopefully they won't delay again, otherwise I will go to PBA tomorrow.

I had changed the ownership of my electricity and water last week. In TNB, they charged me RM250 as deposit, which is fixed by our house's square feet, RM3 for service charge and RM10 for stamp duty, they photostate my IC free of charge. For PBA, they charged me RM70 as deposit, RM11 for RM10 stamp duty and I had to photocopy my IC myself for RM0.40. The person-in-charge said if they helped for photocopying, the clients at my back would ask them to do so too.

Well, now just hope for the best. My house still need electricity, water, iron, mosaic and painting to be fully ready. Hopefully they can be finished in this month.
